Updated sketch plan for hotel in Chadds Ford

Chadds Ford Planning Commission members Wednesday night heard a presentation for a revised sketch plan for a possible hotel on Route 202. The proposal is for a Fairfield Inn by Marriott on the Brandywine Summit property north of Keystone Plaza and just south of The Residence at Chadds Ford, the personal and memory care facility currently under construction.

As a sketch plan, there is no formal plan on the table and nothing on which the commission can vote. It’s a concept under discussion. Gina Gerber, the attorney for the applicant — LAPA 1, LP — said the update was needed because the specific location for the hotel on the property had to be moved because of zoning regulations.

“Steep slopes prevent using the area closer to Route 202,” she said. The building would be four stories with a maximum height of 40 feet. With the exception of a loading dock, all activity would be in front of the hotel, including all parking, and there would be no restaurant or kitchen on site.

Moving the location to the rear of the property means it would be closer to the homes on Longview Drive. A number of Longview residents were on hand to hear the plan and to comment. None of the comments were in favor of a hotel going up in the area. While Gerber had said there would be an improved buffer to screen the hotel from the Longview residents, most of the concerns were about the height of the building and with noise and light pollution.

Anne Pounds’ comments seemed to sum up the bulk of the objections. She said a hotel would prevent residents from maintaining their quality of life. She then played a recording of night sounds featuring the chirping of spring peepers and said she recorded that sounds the night before.

“This is what we listen to at night,” she said. “We like this. Who wants a hotel in their backyard? I’d be happier with the medical building that had been approved before.”

Another resident said his property values would not go up if a hotel went in.

Linda Stewart said one of the structures on the property, an old barn, had been recommended to be placed on the Registry of Historic Places.

Commission Chairman Craig Huffman said there were a number of issues that had to be addressed by the Zoning Hearing Board before the Planning Commission can do anything. He also said the applicant would need to get conditional use approval.

He doesn’t think the applicant would be ready to return to the Planning Commission with an updated plan for a formal application by May, possibly not by June.

State Rep. Stephen Barrar’s shredding and drug take-back event is this Saturday, April 13, from 9 a.m. to noon at the district office on Route 202 at Beaver Valley Road across from the Wawa. There will also be a Recycling Day event at Concord Township from 8-11 a.m. at the Public Works building on Smithbridge Road. Concord will also hold an 11 a.m. Easter Egg Hunt at the Parks & Recreation building at 40 Bethel Road.

The Chadds Ford Civic Association will hold its spring road cleanup on Saturday, April 27. Volunteers should meet at the township building — Turners Mill — at 8 a.m.

Pennsylvania State Police are gearing up for the annual Camp Cadet. Troop K, serving Delaware, Montgomery and Philadelphia counties will host 80 campers aged 11-14. The camp is designed to familiarize cadets with the functions of law enforcement and to develop positive interaction with police officers. Each camp session lasts six days This year’s camps will be July 28 – Aug. 2 at Girard College and August 18-23, at Camp Kweebec. Meals, lodging, and programs are provided at no cost to the applicant. Camps are funded exclusively by corporate and community donations, except for a $45.00 fee paid by the cadet to help defray the cost of uniforms. It’s time to clean the Brandywine Creek Saturday, April 20.

It’s time to clean up the creek. The Brandywine Conservancy is currently seeking volunteers to assist with its Brandywine River Cleanup on Saturday, April 20, from 9 a.m. to 1 p.m. This annual event helps ensure cleaner water for more than 500,000 residents who rely on the Brandywine River as their primary source of drinking water—including those living in Coatesville and Downingtown, and the City of Wilmington — and it also aids in providing a healthier habitat for wildlife and a safer environment for recreational activities. The river cleanups are located at Brandywine Meadows Preserve Trail (1355 Downingtown Pike, Downingtown, PA 19335) and Shaw’s Bridge Park (274 South Creek Road, West Chester, PA 19382). This event is appropriate for adults and children over the age of five.

It’s the Tri-State Affiliate Challenge. This event consists of same-sex pairs competing to claim fittest in the Tri State area — Delaware, Pennsylvania and Maryland. There will be three events to test strength, endurance and skills throughout the day to test who remains at the top! After the events, the top teams from each state will battle to see which state is the best. We will have 40 people here competing total and 15-20 spectators and volunteers possibly more. There is no cost to get in and we will be having a clothing and food vendor on the premises. To participate, go here.
