Maris Grove eyes more property

The Maris Grove retirement community in Concord Township is looking to add 3.8 acres to its campus, but the township would have to rezone the parcel for it to be included. Township Council opened a hearing on the matter July 24 and continued the hearing to 6 p.m. on Aug. 21.

The acreage is currently part of the Lee property, a larger 12-acre parcel where Buffalo Wild Wings is located. Erickson Living, the company that owns Maris Grove, has an agreement of sale for the smaller piece and wants to use it as green space, according to Eric Britz, an engineer with Bohler Engineering.

Britz testified the addition would offset the need for Maris Grove to add 16 new parking spaces. The new green space would keep the proper balance between pervious and impervious coverage on the Maris Grove campus. The extra parking is planned for two spots near Neighborhood 3. No new construction is planned for the extra acreage, Britz said.

The whole process requires a reverse subdivision to incorporate the new parcel into the retirement community, as well as a zoning change. Maris Grove is zoned CCRC — Continuous Care Retirement Community — an overlay district. The 3.8- acre piece is zoned C-2 Planned Business and Commercial District.

The CCRC overlay was enacted in 2004. The zoning change expands the district that was created 14 years ago.

Council President Dominic Pileggi said the continuance gives the council time to hear from the Planning Commission. The Delaware County Planning Commission has already recommended approval, according to Britz.

Township Council also continued a hearing to Aug. 21 on a proposed amendment to the township’s stormwater management ordinance.
