Apartments and twins proposed for CF property

A mixed residential development is being proposed for a property in Chadds Ford Township. The property in question is the 17-acre Camp property at 1597 Baltimore Pike, situated between the Barn Shops and Stonebridge Mansion.

The township Planning Commission heard the proposal as a sketch plan — nothing firm or engineered, just a concept — presented by developer Wayne Megill. He prefaced his remarks by saying he knows there’s little that can be done at this point because anything proposed depends on possible zoning changes and a possible village overlay.

The sketch plan shows 20 single-family homes — 10 twins — at the rear of the property and a 26-unit apartment building along the side adjacent to the Barn Shop property. The apartments would be one- and two-bedroom units, Megill said, with most being one bedroom. He anticipates the one-bedroom units renting for $2,000-$2,500 per month and the two-bedroom units renting for $3,000. The single-family homes, he said, would sell for $900,000 to $1.2 million.

Those new structures would be on seven acres, while the current home, believed to have once been the home of N.C. Wyeth would remain on a deed-restricted 10 acres.

Several residents spoke against the proposal, saying they don’t like the idea of apartments in the village — they’d prefer condominiums — and they don’t like the idea of twin homes.

Megill said he thinks the proposal is the best use for the property.

A previous sketch plan for the same property was presented in 2018. That plan was for a mixed-use development that included 30 homes, retail shops, a visitors’ center, a museum, and an open-air theater. That proposal never went beyond the sketch plan stage.
