Zoning code change recommended

Chadds Ford Township Planning Commission members Wednesday night voted to recommend a text change to the township's zoning ordinance to allow for a specific type of parking in the PBC zoning district. If approved by the Board of Supervisors, Otto's BMW of West Chester would get to use the Watkin property on Route 202 — the site of the Brinton Motel — for indoor inventory parking if the dealership also gets conditional use approval.

The meeting was teleconferenced via Zoom, with commission members and applicant representatives participating from their homes or offices.

The recommended text change would allow for indoor parking for inventory only, not for any sales. Additionally, the change would only allow such private parking facilities for franchised auto dealerships.

During the commission's March meeting, Michael Vadasz, who operates Otto's, which is actually in Birmingham Township, said the current location is too small for his inventory. The Chadds Ford would be used for parking only. There would be no sales or maintenance. He did say, however, that there could be minor detailing performed on-site before some of the vehicles go to auction in Lancaster County.

The hotel on the 4-acre site would be demolished and a new, one-story structure of 18,685 square erected. That structure could house 288 cars parked four-high on stackers, according to Brain Nagle, the attorney representing Otto's. There would be an additional 82 parking spaces outside, but they would be for dealership employees who would use a shuttle bus to take them to Otto's farther north on Route 202.
